Occupied Staging Consultations

Sellers who still live in the property while on the market are considered Occupied Stagings.  Essential Space provides consultations with written reports to Sellers with detailed recommendations on potential buyer objections, proper home preparation, furniture placement and maximizing buyer appeal using emotional connection points. Occupied Consultations take approximately 1.5 hours and it is ideal that both property owners are present for the consultation. Photo Styling is preparation of the property once the items in the written report are finished.  Photo Styling is completed one day prior to professional photography and usually takes 2 hours.
Fee for Occupied Staging Consultation with written report: $250

Fee for Occupied Staging Consultation with written report and Photo Styling : $400

Vacant Staging Services

Sellers who have already vacated their property may elect to hire Essential Space for home preparation consultation as well as furniture and accessory rental.  Each property is quite different and needs to be considered individually for proper furniture rental.  Vacant property consultation prior to rental is a flat fee of $250.  Turnkey services provide consultation, accessory rental/3 month period, mover, truck rental, furniture rental/3 month period. Expect to budget approximatley $3500 for a 3000 sq ft property.

Re-Design & Renovation Managment

Project Management Services

Essential Space, LLC. provides clients with services during renovations. Services range from overall design choices, materials selection, budget preparation to managing contractors, paying contractors. Essential Space provides clients excellent hands on project management for their home renovation projects.  New Client intake: $250. Thereafter, project management fees run at $100/hour.
